Sunnyvale contains some of the largest Eichler tracts ever built, and inspecting them well requires knowing how they were designed rather than treating them as ordinary houses. Galvanised supply piping, cast-iron waste at end of life, undersized electrical services, and original aluminium windows are the standard findings.
2000s–present condos & townhomes
Focus on unit-boundary systems, balcony and deck waterproofing, and moisture crossing from shared assemblies.

Eichler and flat-roof homes depend entirely on membrane condition. I assess membrane age, seams, drainage and any ponding, since a failure here reaches the interior quickly.
Rotted post bases at grade
Exposed structural posts meeting concrete at grade is a recurring Eichler weak point. These are structural members and their condition matters.
Single-pane glazing and condensation
Extensive original glass drives condensation, which drives fungal growth on adjacent finishes. It is a comfort, energy and moisture issue at once.
Original plumbing in conventional tracts
Galvanised supply and cast-iron waste in the city's non-Eichler housing are at the age where failure is common. Functional flow and drainage testing tells you more than pipe age.
