Inspecting Los Altos homes
Los Altos was largely built out in the 1950s and 60s on former orchard land, producing single-storey ranch homes on unusually generous lots. Most have been remodelled at least once, and many have been expanded substantially.
The interesting question in Los Altos is rarely the original construction, which tends to be sound. It is what happened afterwards — how additions were tied in, whether electrical and plumbing were extended properly, and whether drainage still works after decades of landscaping changes.
Local note
Los Altos lots are large and heavily landscaped, which makes site drainage and tree impact a bigger factor here than in denser neighbouring cities. Both get specific attention.

Predominantly 1950s–60s single-storey ranch homes on large lots, heavily remodelled, with an increasing number of full replacement builds.
1950s–60s ranch
The dominant type. Typical findings are original galvanised supply lines, cast-iron waste, undersized electrical, and low-pitch roofs with limited attic ventilation.
Expanded & remodelled ranch
Additions from the 1980s onward. The recurring problems are roof-to-wall transitions at the junction of old and new, and drainage rerouted around new footprints.
2000s–present replacement homes
Large two-storey builds on original lots. Findings skew toward detailing — complex roof geometry, extensive glazing and deck waterproofing over living space.

These findings come up disproportionately often in Los Altos, so they get specific attention rather than a generic checklist entry.
Addition junctions and roof transitions
Where a 1985 addition meets a 1956 roof is where water gets in. These junctions get direct attention because they account for a large share of the moisture damage I find in Los Altos.
Mature tree roots in sewer laterals
Large lots with mature oaks and remaining orchard trees mean root intrusion into original clay laterals is frequent. Recurring drain problems usually trace here.
Limited attic ventilation on low-pitch roofs
Ranch homes with shallow roof pitch often have inadequate ventilation, which drives heat load and condensation and shortens roof life.
Irrigation against the foundation
Decades of landscaping on generous lots frequently ends with sprinklers running against the structure — a common and correctable cause of persistent crawl space moisture.
Original electrical carrying modern loads
Ranch homes expanded over time often still run on their original service. I check capacity and panel condition against what the house now actually draws.
