What actually changes a quote
Four things move an inspection above its starting price. None of them are discovered halfway through the job.
Square footage
The starting price covers a typical single-family home. Larger properties take longer to walk and document, so they're quoted up front rather than surprising you at the end.
Age of the property
Pre-war housing, knob-and-tube remnants, and additions built across several eras all take longer to assess properly than a home built to one code cycle.
Crawl space and attic access
A full-height basement is quick. A tight crawl space with a jammed hatch is not. Access difficulty is the single most common reason a quote lands above the starting price.
How many services you combine
Booking a mold assessment alongside a home inspection costs less than two separate visits, because it's one trip and one report rather than two of each.
