Inspecting Saratoga homes
Saratoga runs from valley floor up into heavily wooded foothills, and the difference between the two matters. Flatter properties near the village resemble conventional South Bay housing; hillside properties above it have far more in common with Los Gatos and Los Altos Hills.
On the hillside properties, terrain drives the inspection. Drainage, retaining structures, decks, tree impact and wildfire exposure are usually where the significant findings are, and several of them now affect whether a property can be insured at reasonable cost.

Findings centre on site drainage, retaining walls, stepped foundations, elevated decks and under-floor ventilation.
2000s–present rebuilds
Large replacement homes. Complex roof geometry, extensive glazing, and deck and balcony waterproofing over occupied space are the recurring issues.

Wildfire exposure and insurability
Much of the Saratoga hillside sits in elevated fire hazard areas. Roof material, vent screening, vegetation clearance and combustible decking affect both safety and whether insurance is available at a workable price.
Heavy tree canopy over structures
Mature oaks and redwoods drop debris into gutters and valleys, hold moisture against roofs, and lift hardscape. Persistent roof problems here are usually canopy-driven.
Hillside drainage and retaining walls
Undrained walls and uphill runoff directed at structures are the most common root cause of moisture and movement findings on Saratoga hillside lots.
Aging elevated decks
Decks over sloping grade are common and frequently original. Ledger connections, flashing and post bases are inspected directly.
Under-floor moisture in hillside homes
